We had a look at a van I really liked yesterday, and in the spirit of insomniac fretting and trying very hard to avoid getting too emotionally involved because it is quite cute I could really benefit from some outside perspective.
I'm totally concentrating on the "issues", here, and not mentioning the good stuff — and this is its "before" state not the condition it will be sold in. The seller will be handling necessary repairs in addition to giving it a clean and paint, I just need advice on what is reasonable to expect on that front.
Draw bar, obviously patched and has some rust under the paint.
In a similar vein, the step is gone, and the back 'feet' work but seem a bit… is corroded the right word?
I've seen these mentioned as things to watch out for, but… what does that mean, practically? Is it something that will need repairing, replacing, or… what?
Floor at the front, under the dinette. Is this a typical amount of movement?
Floor is otherwise solid, no spongy patches at all.
Only obvious sign of water getting in, from cracks in front corner perspex windows.
The other side is also effected, but much less so.

A joiner will be looking at this, so I probably shouldn't borrow trouble and fret before I have to, but… how close is this to serious frame stuff?
Roof, door side, looking back — sealant stuff seems to have something to do with the clip bar thingies for an anex, as I didn't really see it anywhere else?
Window seals need replacing, but will be replaced — either with the rubber seals if the correct profile can be sourced, or… I think he said cleaned thoroughly and siliconed into the frames? Only window damage is small cracks in the front corner windows (see above) and they can be replaced.
